Tucson Market Statistics: November 2010

The Tucson real estate market is, as already mentioned in previous recaps, sliding along the bottom with home prices year over year only down a slight 4% from November 2009. While prices are still down, a 4% decrease is much less than Tucson had been experiencing over the past 4 years previously. The majority of the best deals for buyers remain in the foreclosure market as foreclosures keep coming on the market with banks that must sell regardless of overall market conditions. This will continue to be the trend in the Tucson market for the foreseeable future, although distress sales in 2011, 2012, and past that should decline every year somewhat significantly as lending standards have become very strict. Fannie Mae and Freddie Mac, the two largest mortgage holders in America have seen mortgages originated in 2009 perform better than any year in their histories as lending standards are as high as ever. This will only have one outcome, which is to suppress the high rate of foreclosures present in many parts of the country — specifically the harder hit states such as Arizona.
