Tucson Home Market Update 1/30

On the NE side of town the market is short of updated homes under $500k that are on anything over 1/4 acre. I have a buyer interested in any home over 2000sf with updates on over 1/4 acre lot near Sabino Canyon.

North Side sales are strong and have been strong for the past year this trend continues. All of the sales are not in yet for North Tucson (Foothills) but it looks like around 80+ closed in January up from 70 sales in January of 2013. Low interest rates and limited supply make for a great market.

Brand New Homes and Fixer-Upper/ Homes That Need Work Are Where The Best Deals Are At In The Market Currently

As most know in Tucson right now the housing market looks balanced, but it seems like the sellers have been asking a lot for homes that don’t provide as much as they did just last year. This is starting to push off buyer demand and slowly it seems to be be tilting the market towards a buyer’s market for the first time since early 2012. Make no mistake buyers are still in the market buying at will, but all of them seem to want the best deals.

This Tucson area luxury home is one of many that sold in 2013. Here is a review for those following the Tucson Arizona housing market.

As a Tucson Realtor who is helping buyers and sellers everyday, 2013 in the Tucson  Arizona housing market saw several changes over 2012. Some of those main differences were as follows:

-New contruction homes (brand new homes) cost to build has esclated dramatically. New homes under $150k are about impossible to find due to builders costs and even homes under $200k in the coming years will be hard to purchase. Builders I talk with say unless they are building in the $350k+ price points it is hard for them to make enough money to justify the risks and difficulty of new home developing.

Expert Opinions: What 2014 Holds For The World Of Real Estate

Tuscon Real EstateIt’s looking like 2014 is going to be a good year to be a Tucson realtor.  The real estate market of 2014 should see moderate growth in both prices and interest rates. Most of the expert opinions on the subject call for home prices to weaken or decline, but I think we will also see prices raise as fewer and fewer quality properties will be able to be purchased for low prices.

So Far In February Sellers Are Having To Discount Less In Tucson- Plus The Best Buys In Tucson So Far This Month

Since I watch the housing market closer then anyone in Tucson I see pretty much all the trends and one of the newest is that sellers in Tucson (so far this month) are having to move less off of their listed price BUT are still on average selling for much less then last month at this same time. So far in February the numbers are looking like this:

56 Posted sales (In January with the same amount of time 45 sales had been posted)

Average sales price of $173,373 (January saw a $192,537 avg sale price)

Tucson 85704 Real Estate Report For 5-24 And Casas Adobes Homes For Sale

This home a new listing in the 85704 is a great home at a great price ($195k) and will sell fast. The 85704 currently short on quality listings reasonably priced this home fits that bill for sure

In the 85704 market today four changes occurred in the housing market. The market in Casas Adobes has been short on quality listings for a little while and any sellers with a quality home that are willing to place it on the market with a reasonable price right now would benefit to do so. Buyers are in the market and are paying a premium for solid homes especially those in the $250k-$500k on a large lot with higher end finishes. I have seen several of those homes hit the market and sell right away as the supply is severely limited currently in the 85704.
