<p>When being <strong>pre-qualified</strong> for a mortgage in my opinion who you get pre-qualified with can (most probably will) have an effect on what sales price a seller is willing to accept when you get to the negotiation stage of an offer.</p>
<p><strong><em>The reason why?</em></strong></p>
<p>Sellers want known entities (companies/ brands) when selling a home. They do not want to think they made a deal with a buyer and then the mortgage company/ bank the buyer got their <strong>pre-qualification</strong> from decides they &#8220;after exhausting all options&#8221; cannot actually get the buyer a mortgage.</p>
<p>Believe it or not this happens more then people would think. Over optimistic loan officers at these smaller banks and mortgage brokers will sometimes &#8220;approve&#8221; someone where they may not be 100% approved. However the loan officer &#8220;expects&#8221; they will be able to get a full approval very soon so they tell the buyers they are <em>&#8220;approved&#8221; </em> and send them on their way only for the buyer to find out later on they can&#8217;t obtain financing. <em>(At least the financing and rates they were initially quoted.)</em></p>
<p><strong><em>Will getting pre-qualified by a big name bank/ mortgage company make a big difference in the final sales price?</em></strong></p>
<p><strong><em>I think so, if I am negotiating for a buyer and that buyer has a rock solid pre-qualification by a bank/ mortgage company with a excellent reputation I will make it known that my buyer&#8217;s financing is not an issue and press for a lower sales price based on the fact the seller is taking less risk and is going to get a closed sale out of the transaction.</em></strong></p>
<p>The #1 (number one) thing a seller is most scared of (especially in this real estate market) is to take their home off the market for a buyer who then doesn&#8217;t qualify, or close on the home. At that point the seller they has lost momentum and the home has to go back on the market.  In addition to that it gets worse for the seller as other buyers who may have been interested in that property once they see it come back on the market they many times assume something must be wrong with the home since the deal didn&#8217;t close. <strong> The fact the home didn&#8217;t sell regardless of actual reason why will make it look tainted in the eyes of the market.</strong> Many times the reason the sale didn&#8217;t go through is a buyer didn&#8217;t qualify or had mortgage related issues.</p>
<p><strong>So yes in summary a blue chip mortgage company with a solid reputation when your Realtor represents it in the correct way will save you as a buyer money off of the home sale in many situations.</strong> The seller also benefits because the peace of mind of selling to a buyer with a solid financing available is well worth in most cases I have seen 1%-2% off the offer price. This premium sellers are willing to give buyers for rock solid financing in today&#8217;s market is especially welcomed in the higher price ranges (Over $500,000 in Tucson) where financing is somewhat harder to obtain.</p>
<p><em><strong>Who Are The Best Mortgage Companies To Get Pre-Qualified  With Then In Tucson?</strong></em></p>
<p><strong>- Nova Home Loans</strong>, Nova is the premium name in Tucson for mortgages every Realtor in Tucson knows if a  Nova loan officer pre-approves a buyer, that buyer is completely pre-approved and should not have problems. Furthermore their loan officers go out of the way to help borrowers get the best rates, and figure out loan programs that maybe a better fit then just the more mainstream loan products available to them. I would only use Nova for pre-qualifications etc. however there are other options available to buyers.</p>
<p>There are other names out there for those not interested in working with Nova. Those names would be:</p>
<p>Chase, Bank Of America, and for the really high end a Northern Trust Bank approval always makes high end sellers very happy, yet as already mentioned I believe the best work in Tucson is done by Nova Home Loans and they are very ingrained with the Tucson Realtor community so the name goes a long ways with both buyers, sellers, and their Realtors.</p>

With <strong>No-Money Down the USDA loan</strong> is a very popular mortgage with first (1st) time home buyers; interest rates are very low, they are also somewhat easy to qualify for with in general only average credit needed and a stable 2 year job history, as well as <strong><em>the fact homes are so low in price right now with final mortgage payments for first time buyers being in the low $800&#8217;s/mo to just under $1,000/mo for amazing properties</em></strong>.</p>
<p>*USDA mortgage money is not always available so it is important that as a program you work with a Realtor and loan officer who understands this loan well as otherwise you maybe ready and &#8220;approved&#8221; for a USDA home loan with no money available to be lent&#8230;</p>
<p><strong>Other Zero Down Home Loans Available in Tucson?</strong></p>
<p><strong>VA Mortgages-</strong> Mortgages backed by the Veterans Administration is another options for those home buyers who have served or are currently actively serving in the military. VA Mortgages offer Zero (0) Money down loans, great rates, and easy access to money available.</p>
<p><strong>HUD Home $100 Down Mortgage</strong>- This mortgage program while not a true &#8220;zero&#8221; down is a mortgage program where a home can be purchased with only a mere $100 down. This loan program is only available for HUD Homes that the Federal Government owns and designates as available for the $100 down program. They do this as an incentive to move their harder to sell HUD homes.</p>

<p>The <strong><em>Omni Tucson National Resort &amp; Spa</em></strong> is a part golf&#8217;s rich history. It&#8217;s a traditional layout that began as a private course designed by Robert Bruce Harris. It had an curious combination of mounds and bunkers sitting away from the greens. That had to be changed. So Robert von Hagge and Bruce Devlin were called in to correct the boo-boo and another nine holes was also added.</p>

<p>&#8220;It was so interesting watching this golf course grow from day one,&#8221; Klewin said. &#8220;The first superintendent dragged the dirt fairways eight times before he was satisfied that it was perfect. And he told me that 25 years into the future golfers would be able to ride carts in the fairways without any bumps and that it would be as smooth as riding on the cart paths.</p>
<p>&#8220;During construction we actually leveled everything. All the vegetation was removed except for some select cacti and saguaros and we started from scratch. All the trees you see out there were planted after the bulldozers went through. Today, with all the environmental concerns, that just isn&#8217;t done anymore,&#8221; Klewin said.</p>
<p>The <strong><em>Omni Tucson Nationa</em>l </strong>opened on January 3, 1963, 128 days after it had been seeded.</p>
<p>&#8220;I like the new target-styled desert courses,&#8221; Klewin opined, &#8220;but I think in many cases the new courses start with a lake on left or right or a trap and pretty much are the same. So when you come to Tucson National it&#8217;s like a midwestern traditional course and a big change from what&#8217;s being built today.&#8221;</p>
<p>Today the year-round golf destination has 232 acres of mature trees and stunning views of the Santa Catalina Mountains. The pros play the Orange/Golf combination, at par-72, 7,148 yards in length.</p>
<p>The Green Course, added in 1982, features hilly-elevation changes and some challenging uphill and downhill shot opportunities not typically found in Tucson. The newer nine, which measures 3,222 yards at par 36, offers stunning views of the surrounding Sonoran Desert and features tough bunkering and elongated fairways.</p>
<p>No. 18 during the PGA event or No. 9 on the Gold Course is a classic. This par-4, 465-yard test has a small landing area</p>

<p>with water on both sides. In the 1960s Palmer made a 7 here to lose the tournament. It&#8217;s one of those holes that no lead is safe when the Tucson Open leader comes to the tee trying to hold a lead.</p>
<p>The tee shot is somewhat blind and normally leaves a mid to long iron to a well-protected, elevated green. Even if you have found the fairway on your first shot, missing the approach will usually lead to bogey or worse. It&#8217;s consistently ranked one of the toughest holes on the PGA Tour.</p>
<p>The Orange Course&#8217;s No. 8 is another challenge. It&#8217;s a par-5 at 524 yards with fairway bunkers and tall pine trees on the right. If you don&#8217;t carry your tee shot far enough, you will face a second shot that&#8217;s blind.</p>
<p>You might do a double-take when you stand on the tee of the Green Course&#8217;s 500-yard No. 6, which goes steeping uphill. Just keep it in play and you might have a chance to score well.</p>
<p>Today, the Touchstone Energy Tucson Open is the ninth oldest tournament on the PGA Tour. It was first staged January 19-21, 1945, at El Rio Golf Club, and it has endured 12 names changes over the years including such monikers as Dean Martin and Joe Garagiola.</p>
<p>In 1986, Tucson National opened to the public after operating for nearly a quarter century as one of Tucson&#8217;s finest private clubs. That &#8220;private club&#8221; association really never really left Tucson National.</p>

<p>Los Angeles last Thursday enacted a new ordinance that holds lenders/ servicers responsible for keeping foreclosed homes from falling into disrepair and derelict conditions. The ordinance can fine lenders up to $100,000 if they let a property fall into bad condition.</p>
<p><strong>This is basically how the new ordinance works;</strong></p>
<p><em><strong>City officials said they hope an ordinance that took effect Thursday will help building inspectors identify the banks that own such foreclosed and abandoned homes and — with the threat of stiffer fines — encourage them to keep them clean and safe.</strong></em></p>
<p><em><strong> </strong><strong>It is the city&#8217;s latest attempt to deal with neglect at many of the 27,000 foreclosed homes in Los Angeles. It allows the city to levy fines of up to $100,000 against financial institutions that seize homes and allow them to fall into disrepair.</strong></em></p>
<p><em> </em></p>
<p><em><strong>It starts by addressing the limbo period between when a lender issues a mortgage default notice and the point that the title transfers to the lender. Banks often don&#8217;t consider the properties their responsibility until after they take the title. The ordinance now makes them responsible as soon as they issue a default notice. From the L.A. Times on 7/11/10</strong></em></p>
<p>I personally think this is a great way for cities to address several concerns; first they will be directly responsible for keeping properties in good shape and not letting them become serious eyesores as almost every neighborhood in Tucson has to deal with. Secondly it will make banks move their foreclosures faster as now they have to keep up on condition of property from time of foreclosure notice. To keep costs from mounting they will want to sell the homes much sooner then inherit the costs of holding onto the property where other repairs, and upkeep would arise. This will result in better initial pricing for buyers and will keep the foreclosures moving and not in the &#8220;shadow&#8221; or &#8220;limbo&#8221; state a lot of foreclosures can sit in for 3-6 months before the lenders have them cleaned up and ready for sale.</p>
<p><strong><em>So is this something Tucson will do? Is it a good idea?</em></strong></p>
<p>I hope Tucson will do this as it will help neighborhoods, values, and just the overall blight a foreclosure in disrepair can create. I also think it is a very good idea as the city can use the money if lenders want to let properties be in a derelict condition. For lenders it maybe a little harsh as sometimes the properties before they are even served a foreclosure notice will be in disrepair and the lenders will need to be on their toes yet the overall good/ goal of the ordinance is much greater then the lenders extra work/ money needed to comply.</p>
<p><strong>If anyone has their thoughts on the subject leave them as I can imagine stances on both sides of this. </strong></p>

Jumbo rates are currently running on average 5.48% on a 30 year fixed.</p>
<p><strong>Jumbo mortgages</strong> as the name indicates are for high dollar loans and over the past couple of years (since the secondary mortgage market evaporated) jumbo loans were a few percentage points above a traditional mortgage rate. That&#8217;s if you could qualify for one, many banks didn&#8217;t want to give them and furthermore made the rates so high that few buyers wanted to use one for their home purchase. So in reality while buyers under a $417,000 loan amount could get lets say an average 5.00% mortgage if you needed a &#8220;Jumbo loan&#8221; you were going to be paying the mid to high 7% range and during the mortgage meltdown of the end of 2008 early 2009 I saw some Jumbo&#8217;s running mid 8%&#8217;s&#8230;.. Now times are better for buyers in need of a Jumbo while the yield premium between the two types of mortgages is on the high end of the range it&#8217;s still in the range and not &#8220;off the charts&#8221; as had been the case. Generally speaking <strong>Jumbo mortgages in Tucson </strong>run 1/2% to 1% higher then traditional financing.</p>
<p><strong><em>Are Jumbo Financing/ Loans/ Mortgages Easier To Get Now?</em></strong></p>
<p>While I am not a loan officer from what I hear and see with my own clientèle is that the process is still cumbersome yet loans are being approved and deals are getting done. The underwriting process is (like all loans right now) a process and loan applicants should be expected to show details and documentation for even what would seem like meaningless items. Most banks are holding their jumbo mortgages in their own portfolio and underwriters are held responsible for what they approve. Gone are the days when every bank had a secondary market to dump all loans into and be paid quick, fat fees for originating them. Mortgage brokers still sell their loans to loan portfolios however these mortgages are highly scrutinized and need to be endlessly documented so they can be sold within 30 days of origination.</p>

<p>From what I have seen and heard from the new home builder contacts I talk with in Tucson <strong>ALL</strong> of the builders are having a very difficult time moving product (homes) as the first time buyer tax credit has now fully expired and demand was pulled forward by a ways as well. Across the city builders are struggling to move properties. A majority of the builders &#8220;ramped up&#8221; to meet the expected demand for finished spec homes for buyers wanting to make the $8k tax credit deadline, most of those buyers never showed, or those that did purchased foreclosure homes instead of builder specs. This left builders sitting on a lot of finished or about to be finished spec homes with no buyers. These homes are now done and still sitting in most situations as bank foreclosures are cheap relative to new homes thus eating into the demand present for new homes.</p>
<p><strong><em>So what is going to happen with these homes and builders?</em></strong></p>
<p>I believe you are going to see prices dropped again somewhat similar to what we saw in the market from late 2008 early 2009 as builders re-organized their businesses to be able to drop costs. Builder spec homes that are finished should be able to be picked up for a very reasonable price with massive incentives. Lennar right now is offering a 3.25% FIXED 30 year mortgage to buy one of their homes on top of other incentives. Other builders are reducing prices and increasing incentives drastically to make sales happen. So if you are a buyer able and willing to buy in today&#8217;s market you are in a pretty good place as the builders will do a whole lot to earn your business.</p>

<p><strong><em>Best builders willing to work a deal?</em></strong></p>
<p>Lennar Homes- with their 3.25% 30 year mortgage would be a good start as the costs of borrowing most people don&#8217;t realize can run 10&#8217;s and 10&#8217;s of thousands more just by having a 1%-2% higher fixed rate.</p>
<p>Meritage Homes- Meritage is always willing to deal on their homes if you know what to ask for and how to negotiate with them. If you are looking for a pure &#8220;best deal&#8221; and their is a Meritage Homes neighborhood near where you want to live with a floor plan and product you like I would highly suggest looking into Meritage.</p>
<p>Richmond American Homes- Richmond over the past 6 months has slashed prices and boosted incentives on top of that I have had a lot of success negotiating additional incentives on top of what the builder was willing to do. Richmond American has several top notch neighborhoods to choose from and I think for buyers looking the the above $200k price point Richmond American will yield you the best overall value in new housing in the Tucson region. (Assuming you negotiate for the additional incentives I know exist in the market right now but maybe not be &#8220;advertised&#8221; by the builder)</p>

The entire Rancho Del Lago area was originally developed and continues to be developed for a slightly higher end buyer who wants to be away from the busy city life yet still close enough to enjoy the benefits of living near by. On that level without a doubt the <strong>Rancho Del Lago neighborhood</strong> has and continues to succeed.</p>
<p><strong>-Vail, Arizona-</strong></p>
<p>Vail Arizona is located roughly 20 minutes (by freeway) from Downtown Tucson and is one of the fastest growing and in the future (15-20 years) will be one of southern Arizona&#8217;s next boom towns/ cities where people flock to. Vail is still somewhat underdeveloped which some people prefer however as time goes on the area will grow exponentially as major employment, shopping, and amenities sit adjacent to it in SE Tucson along the Houghton corridor. The<strong> Rancho Del Lago neighborhood</strong> really put <strong>Vail, Arizona</strong> on the map and is driving the entire areas real estate development.</p>
