Rancho Sahuarita as many people know is a major master-planned neighborhood with half a dozen new home builders and thousands of homes already built. For the second time in less then a month a foreclosure in Rancho Sahuarita has hit the market for a very low price on a home that seems move in ready. Ironwood Reserve On Tucson’s Northwest side just northwest of the intersection at Cortaro and Silverbell represents a well developed newer home neighborhood off of Pima Farms road just north of Continental Reserve. Currently homes in Ironwood Reserve are selling for much less then they sold for during the boom of 2004-2005 prices are down in some situations over 50%! Short Sale Deal In Dove Mountain
There is a short sale deal in Dove Mountain that I was told is bank approved. This deal is very good considering it’s a 4 bedroom single story, 2 car garage, with a pool and spa for $180k. That’s an amazing price for Dove Mountain Property. The pictures of the home show it to be in great shape and the comments explain it has new carpeting, GE Appliances, ceiling fans, wood blinds, etc.

A lot of home buyers look on the internet all day for the best home deals and for the most part they do a good job of finding good values, however most of the time these “deals” they find don’t work for their needs. Many times the home is in disrepair and the pictures didn’t show it, or the home is a short sale or in a short sale situation and not disclosed online to buyers, or even sometimes the financing the buyer has isn’t allowed for the sale. I went through the Tucson MLS and found what I believe to be the best (or lowest priced homes) home deals (values) on the market at this time. I only searched the Northwest (NW) side of Tucson as I didn’t have time to search through all the listings for sale but the list is in my mind a pretty solid one.

Share on Facebook High end foreclosures seem to just be hitting the market in Oro Valley in the past couple days several have shown up. This one is on the lower end of the new Oro Valley foreclosure homes that have hit the market recently but it’s also one of the best values as it was sold in mid 2006 for $1,950,000 and today can be purchased for a fraction of the price at its listed price of $825,000. I’m thinking with the right buyer (cash offer) and some negotiating a low $700’s final price is very possible for this home seeing how the banks are trying to move their luxury homes right now. Even at its full listed price of $825k this represents about a 55% discount over the “top of the market” price. That’s pretty extreme, even for high end luxury real estate in Oro Valley and the greater Tucson area. It’s safe to say luxury home prices in Tucson have fallen 30-%40% from 2005-2006 highs but to see a property listed with a 55% discount and assuming the bank will discount further equates to a 60%-70% final sales price from 2005-2006 highs!

Share on Facebook Due to the local real estate market in Tucson still working through the downturn high end foreclosures are still showing up in the market. A new listing that just came up on the MLS the other day shows just how low some banks are willing to list their luxury real estate foreclosures to get them sold in today’s tough market. This property is in the Foothills in the Casa Rio Estates neighborhood off of River and Craycroft. The property is a very high end home on the market for what seems like an amazing bargain. First here are the features list of this high end mansion in the 85718 zip code; 9,776 square feet of living space! 5 bedrooms, 7 baths, built in 2007, guest apartment, 5 car garage, indoor pool, on a 2.6 acre parcel, the features list of this home really goes on and on. Many would be asking for this caliber of home the price must be in the $3+ million price range but you would be mistaken. This home just came on the market at $1,259,800, now at that price many would say what makes this a good deal it’s still over a million dollars?

A new home builder’s sales representative called me and told me about some special pricing they are running on a certain spec home that is almost done. The home is a little over 1300sf in one of the more prestigious individual neighborhoods of Rancho Sahuarita. Pricing for the home is a pretty incredible at $133k (With some negotiation you should be able to get an even better deal.) so for all those people (or investors) who though under $135k for a brand new home in Rancho Sahuarita doesn’t exist this is proof it does. If you would like additional info about this home contact me and I will get it for you. I do not think this home is on MLS so if you try to look it up chances are you will not find it. I would give out more information on the blog but we try to keep a competitive advantage over the other Realtors in Tucson that don’t have the connections so sorry about that but email/call and I would be glad to answer whatever questions you may have. Also one last thing this home is projected to be done in 30-60 days for move-in.

There currently is a foreclosure property that just hit the market in Continental Reserve in Marana that seems to be one of the (if not “the) best deals on the NW side of town currently. Continental Reserve is a premium area of newer homes just north of Silverbell and Cortaro in the 85743 zip code. Foreclosure homes like this home come up very rarely (at best) and are purchased quickly. The price of this 3 bed, 2 bath, den placed on a corner lot is $173,900 that works out to $99.09/ square foot!
