New Tucson Home AF Sterling Paloma RidgeNew home builder sentiment headed down to a 15 rating in January from a 16 rating in December as home building executives outlook on the future of their business has lowered over the past thirty days.A rating of less then 50 suggests the new home industry is in a contraction or (recession. )Executives blame a couple things on this reduced outlook.

“Home buying conditions have rarely been as good as they are right now, but consumers are still waiting to see significant positive signs of improvement in employment and confidence, and this is slowing buyers’ return to the market,” said NAHB Chief Economist David Crowe in a statement.

Share on Facebook This is sort of an older new piece but I just came across it and according to RCLCO (Who does the survey to find the best selling neighborhoods in the USA annually.) Rancho Sahuarita ranks #5 in America for best selling master-planned communities. ALL but 3 of the top 10 communities suffered declines in sales but the 12% sales decline Rancho Sahuarita suffered was enough to vault it into #5 after being outside of the top 10 in 2007. What brought attention to Sahuarita was the opening of Rancho Sahuarita one of the best selling master-planned communities in America even today. Bob Sharpe the developer had received the land from his father and spent upwards of $25 million on development before ever selling a dirt lot. Once the homebuilders saw what he had developed though they came running to buy as Rancho Sahuarita is in my mind probably one of the best neighborhoods in regards to amenities and value a homebuyer could find in Southern Arizona.

The Rancho Sahuarita Market is an interesting neighborhood in the Tucson real estate marketplace. Over the past 6 months the market has been getting hit pretty hard by short sales and foreclosure homes. Couple this with the cut throat competition between builders and buyers have a lot of options for their new home purchase in the Rancho Sahuarita neighborhood.

rs-hud-rs1.jpgRarely do very nice HUD homes come on the market but in the same week 2 are available for purchase. The first one we uncovered was on the NW side of Tucson 1939sf for $159,000, the second HUD home that seems very well priced is this 1951sf within highly desired Rancho Sahuarita for $172,000. This home was recently built by Pulte Homes within the subdivision on Presidio De Cancion. This home features many upgrades, 4 bedrooms, 3 baths, private lot, patio, cathedral ceilings, upgraded exterior, oversized windows, and convenient location within Rancho Sahuarita. Homes like this (well I guess its getting more popular) but HUD homes like this don’t come up regularly. When I went to get pictures of this home for an out of state client there was another agent showing the property to a prospective buyer and the home had at least a dozen previous showings. This indicates the demand for a home of this quality and value within Rancho Sahuarita. To give those that aren’t aware in this current market for a home to get more then 1-2 showings a week is doing very good but to have 12+ in a little more then a week means this home is under market and should sell when the bidding process is finished on 2/1/09. Here is a video of The Rancho Sahuarita Neighborhood. This is my first video and to be honest this one could have been a lot better but at least for those out of town that want to get a good idea what Rancho Sahuarita is all about this video should be beneficial. Believe it or not (those that live in Tucson know it to be true) I shot all this video in early March ( 2008) and YES PEOPLE ARE SWIMMING IN THE POOL! That’s how great the weather is here in Tucson that people actually swim 10 months a year. The splash park you see in the video (kids area with slides and very shallow pool) only operates during the summer when all the kids are out of school but during the summer this entire pool area is packed with people. Some of the other footage shows the many “satellite ” pools and parks. Those are also closed during most of the year as there is only demand for the large main pool during the non-summer months.
