Short Sale Deal In Dove Mountain

There is a short sale deal in Dove Mountain that I was told is bank approved. This deal is very good considering it’s a 4 bedroom single story, 2 car garage, with a pool and spa for $180k. That’s an amazing price for Dove Mountain Property. The pictures of the home show it to be in great shape and the comments explain it has new carpeting, GE Appliances, ceiling fans, wood blinds, etc.

The home is over 1800sf (1873sf to be exact) on a 4500sf lot. Homes were built from 2002-2004 in the Villages At Dove Mountain. Built in 2003 this home is still relatively new and the condition shows it has had little wear. This home was originally listed in June of 2008 and just now has been approved for short sale. Originally listed at a list price of $274,900 (Which was way too high even over 18 months ago) now can according to the listing agent be bought for a mere $180k.  At $96.10/sf that would result to this home being priced roughly $34.95/sf less then the comps suggest for a home of this size with a pool within Dove Mountain! Thats a 26.7% DISCOUNT to market value. The cheapest home in Dove Mountain to sell with a pool in the past 6 months closed escrow for $187,000 and it was only just over 1500sf. One other home sold for 200k and everything else between 1500sf and 2300sf that are homes in Dove Mountain with a pool for sale have closed escrow in the mid to high 200k’s and low 300k’s price ranges. Only a few of those closed escrows were even of the 4 bedroom variety. So that alone should indicate the value this home seems to be.
