When buying a Tucson home with a pool it is important the buyer understand exactly what they are getting with the pool; as it is most likely the most expensive feature in the home purchase

Almost everyone buying a home in Tucson wants one with a pool. Pools in Tucson can be used about year round so for those wanting a home or property with a pool and are going to use it Tucson offers an amazing climate for it. Homes for sale in Tucson with a pool generally cost a little more to buy as the cost of the pool increases the value of the home. In different areas homes for sale with pools cost more or less; here are the areas of Tucson were pools are worth more and buyers the most willing to pay the extra money to own Tucson home with a pool.

Then at the bottom click the circle next to “conventional” below the “pool” and hit search. All homes with pools with your search criteria will come up.

Buyers should get used to what I like to call a “pool premium” meaning the premium above what the home would otherwise sell for before the cost of the pool is added thus increasing the homes value.

#1- Oro Valley- Home buyers in Oro Valley want a home with a pool in most cases even many starter homes in Oro Valley for sale have pools and spas already installed and awaiting their next buyer. The “Pool Premium” in Oro Valley in most cases runs about 85% of the pools cost.

#2- North Side of Tucson (also known as “The Catalina Foothills”) This district of Tucson is the highest end area and commands the highest home prices and sales. As one could imagine finding a home for sale with a pool in this area is a high priority in most buyers minds. Homes for sale with Pools in the Catalina Foothills is somewhat easy to find as a high percentage of those homes above the $500k price point have pools already installed. On the North side a pool premium can easily run in the 80% range just under the premium Oro Valley buyers are willing to pay for Tucsin area real estate with a Pool.

#3- Marana- In Marana’s newer higher end area pools are in demand. In Marana the pool premium I have seen recently is roughly 50% or so as the area doesn’t attract the higher end buyers as Oro Valley or The Foothills yet anyway. The Dove Mountain area is being developed for high end buyers and in 10 years will bring the area to a whole different feel.

What kind of filtration does it have?

Is it a saltwater pool? Saltwater doesn’t use chlorine and most buyers like that, yet its a more expensive system know what you are buying.

Is it a “pebble-tech” pool or just a regular plastered pool? A pebble-tech option usually runs about $2500 on a new pool or to have it done yet the effect is amazing as it will shimmer in the daytime and doesn’t need the upkeep a plastered pool requires.
