How To Select The Best Lot To Have Your Home Built On When Buying From A Homebuilder

Share on Facebook When you have decided to purchase a new home from a builder one of the most important decisions is: “Which lot should I pick to have the home built on?” Selecting a lot is in my mind after selecting the floor plan and builder the biggest decision you will make and one that will affect the value of your home probably the most. So what should you look for in determining the lot you select for your home to built upon? Here are a couple questions you should ask yourself and in a perfect world one lot would rate the highest in these several areas:
-Size: Lot size generally speaking works like this: The larger the better everyone wants additional space and if your backyard has an extra 10ft (or whatever) of additional space your home will be worth more then a neighbor’s who doesn’t have the extra space.
-Location: Location in real estate is almost always the #1 consideration and selecting a lot for your new home to be built on is no different. Try to select a lot on a non-busy street towards the end of that street (if possible). Cul-de-sac’s work best and corners are also very desirable as you only have one neighbor on one side of you.
-Surroundings: What homes are being built next to the available lots? If you’re purchasing a one story try to buy a lot where there is a one story on both sides of you. Consequently if your purchasing a two story its nice to have single story homes around you because you will gain privacy by being a two story surrounded by singles. To sum it up you almost always want to be surrounded by single story homes if a lot is available that offers that it makes that particular lot more valuable to you as the buyer then it was to the buyers before the other lots sold to all single story homes.
These are just 3 of what could be as many as 12 things to consider when purchasing a new home and trying to figure out which lot will set up best for your home and which lot will increase the value of your home while at the same time fitting the needs of your family. In most situations enlisting a Realtor to represent you and help you make these decisions will be a very smart move. As long as your Realtor accompanies you to the homebuilder’s sales office on your very first visit the builder will pay your Realtor’s fees (commission) for you! You as the buyer will get a trained negotiator, counselor, and experienced advocate to help you make the 1000’s of decisions that come with buying a new home in Tucson AZ. The only word of caution is make sure you enlist a Realtor that is very experienced in new home representation because it is much different then just representing a buyer on a used (or re-sale) home transaction.
