Introducing the Million Dollar Listing Service
What exactly is “Full Service” when listing your home? I know almost every agent working for the non-discount companies (i.e., Long Realty, Century 21, Coldwell Banker, Long & Foster, Exit, Remax, and many others). These companies and their agents preach “full service,” and to be fair, overall you do receive a lot more with these companies than you would with a discounter (i.e., Zip Realty, Help-U-Sell, Assist-2-Sell, among many others). But, here’s the real question: is even full service ENOUGH in the tough buyer’s market of the past 2 years. Could it be better?
I have a feeling it could be a lot better. It takes a lot more work and skill to get a home sold in today’s marketplace. No doubt about it.
Even when you hire a full service company, you often receive not-quite-full-service, but rather something of a blend between full service and a discounter. Here’s what I mean. It costs a lot of money to do a complete full service sales job for a listing. In this market, agents and companies are not too excited about spending that ad money on homes that they are not very sure will sell. Therefore, you get something in between full and discount by not always getting the advertising and marketing that you need.
I see a major hole in the real estate listing process and the agent’s lowered standards for what full service actually means. In response to this, I am rolling out my “Million Dollar Listing Service.” This listing service combines the sales approach taken by the new home builder industry with sales techniques used to sell ultra-high-end million dollar homes. This new listing service is a completely over the top way for you, as a seller, to get the best in representation and sales processes. It will give your home the best chance of selling in this tough market. I do not know of any individual agent or company that is going as far to get their clients’ homes sold.
As of right now, on initial rollout, I am charging a typical full-service listing fee of 6%. In addition, I will require sellers to pay an upfront $599 for the purchase of marketing and sales items. Upon closing (sale) of the home, I will credit the $599 back to the seller. Thus, the net cost to the seller is only the 6% listing fee. I see way too many homes that should sell in this market but don’t. I think that with a more proactive sales job, many of those homes on the cusp of selling would actually sell.
The key to my “Million Dollar Listing Service” is private sales presentations of your home TO ALL BUYERS, EVEN IF THEY HAVE A BUYER’S AGENT LOOKING OUT FOR THE BUYER’S INTERESTS. These presentations will by done personally by my associates and myself. I believe this approach will greatly increase your chances of getting your home sold. It goes way beyond the industry norm of just putting a lockbox on the door and hoping a buyer comes along. Think about this: every homebuilder uses a very highly trained sales staff to show and sell their homes.
