Looking For The Best Deals On Homes For Sale In Northwest (NW) Tucson? Here They Are!

A lot of home buyers look on the internet all day for the best home deals and for the most part they do a good job of finding good values, however most of the time these “deals” they find don’t work for their needs. Many times the home is in disrepair and the pictures didn’t show it, or the home is a short sale or in a short sale situation and not disclosed online to buyers, or even sometimes the financing the buyer has isn’t allowed for the sale. I went through the Tucson MLS and found what I believe to be the best (or lowest priced homes) home deals (values) on the market at this time. I only searched the Northwest (NW) side of Tucson as I didn’t have time to search through all the listings for sale but the list is in my mind a pretty solid one.
When looking for the “best home deals on the market in Northwest Tucson” I omitted short sales because due to time and the fact the listing prices are mostly made up to entice potential buyer to place offers I didn’t want to complicate this. Only homes that were priced and could be bought in 30 days or less made the cut. The three “best deals” I found were all foreclosures and the highest priced is $202,000. I did a dollar per square foot of every home on the NW under priced under $75/sf. (only Realtors can do this) For those not super familiar with northwest (NW) Tucson real estate prices anything under $80/sf is hard to come by at under $75 it’s about impossible to find legitimate homes that are not in need of tens of thousands of dollars of work. Keep in mind of the few thousand home for sale in Northwest Tucson a mere 16 homes are available under $75. Of those 16 properties; 7 are short sales, 7 are foreclosures, and the remaining 2 look to be regular sales but in bad shape (as do a lot of the foreclosures and short sales.)
So now that you know about the criteria and the limited amount of homes that are value priced here they are:
5286 W Fireopal Way, Tucson, AZ 85742; This home is priced right at $187,900 for 2,622 square feet on an over 10,000 square foot lot with a POOL! Now to be fair this home out of the 3 I have identified as amazing deals needs serious cosmetic work. I hesitated putting it on the list because the work looks extensive. Once you consider being able to negotiate some money off the sale though a 2,622 square foot home with a pool should be valued at a minimum $215,000- $220,000. This leaves a solid $35,000-$45,000 in equity before repairs which on paper could easily run $10,000- $15,000. (Listing courtesy of Laura Loman with ReMax All Executives)



BEST DEAL IN NORTHWEST (NW) TUCSON RIGHT NOW! That would be the property listed for sale at; 5613 W Copperhead Dr, Tucson, AZ 85742 this home is in the highly desirable neighborhood of Hartman Vistas built by KB Home from 2003-2007. This home is a large home at 2790 square feet, 4 bed, 3 bath, Cherry cabinets, gourmet kitchen with double ovens and stainless steel appliances, extensive tile flooring, 3 car garage, patio and deck off of master bed, separate tub and shower, the list honestly could go on and on. How much is this home listed for? I was very surprised to see this home in great condition and ready to be moved in tomorrow listed for a mere $202,000. The last home is a 2311 square foot 2 story home built in 2006 located at: 4655 W Calatrava Ln, Tucson, AZ 85742. This home as the last was built by KB Home in a neighborhood called Countryside Village that was built from 2006-2009.
