ars1.jpgLast week’s open house in Cimarron Foothills Estates was probably the best open house I have ever done. I had at least 28 sets of buyers through the home most of them serious buyers looking for a new property. I also had many people from other parts of the country who were down here looking (or thinking) that a second home or winter home would be a great fit for them. Most of the winter visitors I spoke with were from the Midwest. I think the main reason the open house was so successful was due to its proximity of it being at the front of the Cimarron neighborhood just off of Sunrise. The main intersection of Craycroft and Sunrise drove a lot of traffic into the home even though the weather didn’t cooperate much on Sunday (low temps and rain well low temps for Tucson which is in the 40’s)

This home was recently redone and has many upgrades that buyers liked. The home is currently priced at $374,900 for 2345 square feet and that works out to $166/sf. The Cimarron neighborhood in general sells for about $207/sf so from just a valuation standpoint the home is for sure under market. This home also sits upon a 1.4 acre parcel of land and thats a little larger then the more standard 1 anre for Cimarron. The main issue with this property is that is backs Sunrise so some road noise is present. For the buyer just moving here from Chicago or New York City the noise would not even be recognizable but for many others in this price range it’s the only thing holding them back from making the purchase. This is something that just comes down to personal preference and ability to be ok with the fact the home is reasonably close to a main road.

For this upcoming week’s open house I’ll be at 9256 N Thrush CT Tucson AZ, 85742. This home is a 1513 sf totally redone 3/2 on the northwest priced at $159,900. This home is a foreclosure acquired property meaning an investor purchased the home at a Trustee sale did a little rehab, cleared title and is offering it back to the market for a below market price. I have seen this home and for the money it would be tough to beat this home after it’s all said and done. Hopefully the weather will cooperate and the buyers will turn out for this open house. I have found that the open houses I have been doing are more then likely the most productive and successful open houses going on in Tucson right now. Most of the buyers coming through the properties are very impressed and like to be able to get access to these homes on their schedule. I will be holding this open house both Saturday and Sunday from 1-4pm and I may even have a loan officer stop by to help the first time buyers who more then likely will be stopping by to get questions answered about the current mortgage environment and help them understand what options are available for them as first time buyers. If you’re looking for a home on the NW side this weekend feel free to stop by and take a look in my opinion this home is one of the best values going on the NW side currently.

Directions: From Cortaro/ Thornydale go west to Camino De Oeste (go right on Camino De Oeste) then proceed to Bald Eagle (opposite the Circle K) take a left on Bald Eagle to Pheasant, left of Pheasant (only way you can go on Pheasant) to Thrush Court (on left hand side).
