Rancho Sahuarita’s Growing Appeal

Rancho Sahuarita is becoming (if it’s not already) one of the best values for overall communities in the Tucson area. Every time I sell a property in Rancho Sahuarita, I am amazed at how much better the community has become. The community offers many amenities for all age levels. Rancho Sahuarita offers a fitness center, Olympic sized pools, spas, a lake stocked with fish year round, several satellite pools, and parks. Home prices are very reasonable, and the community offers a wide range of builders to purchase from, floor plans, and neighborhoods to choose from.

The new “Marketplace At Rancho Sahuarita” will be offering a large Fry’s Marketplace, which will offer an upper end selection of gourmet foods to customers. A freestanding Chase Bank is also being built in the Marketplace and will open in a few weeks. The whole commercial area will be built up and offer restaurants, retail shops, and services. The overall architecture of the commercial development has an “Old World” feel with lots of tile roofs, stone facades, smooth (sand finish) stucco, brick laid sidewalks, and many archways throughout the development. A Starbucks, dry cleaners, and tanning salon are planned as well, though there is no guarantee these will be opened in the community. Anything can happen prior to a store opening in a development that isn’t completed yet.

What else does living in Rancho Sahuarita offer? Well, in my opinion, once you move to the area many of the activities available will keep you and your family busy every weekend. The clubhouse puts on movies every other weekend for residents in the large grass field next to the clubhouse. Residents bring blankets, drinks and food, and the clubhouse offers free popcorn. A different family movie is offered about every other weekend. Also, for those people who like to go fishing, the lake is stocked year round and residents can fish any day of the week. They can just about walk from their front door to the lake. If you’re into boating, Lake Patagonia is roughly a 45 minute drive from Rancho Sahuarita.

Home prices in the area, I feel, are a steal for the package of community amenities. The builders are offering crazy incentives to move their homes, and there are so many floor plans available even the pickiest buyers should be able to find a home that they love. The prices of the homes in Rancho Sahuarita vary depending upon the neighborhood. Lakeside homes can command a pretty high premium, and some sell for over $500,000 — the higher end for the community. On average, homes start in the 150’s to the high 400’s. In my opinion, the overall value of the Rancho Sahuarita community is tough to beat anywhere in the Tucson area.
