Rancho Sahuarita- Presidio Del Cielo- Foreclosure Deal (Another One) For Under $70/sf Almost 3500sf Listed for $239,900!

Rancho Sahuarita as many people know is a major master-planned neighborhood with half a dozen new home builders and thousands of homes already built. For the second time in less then a month a foreclosure in Rancho Sahuarita has hit the market for a very low price on a home that seems move in ready. Foreclosures in Rancho Sahuarita are somewhat common although larger homes and larger ones still in great shape are hard to come by and this home fits both of those descriptions as does the Rancho Sahuarita home highlighted here a couple of weeks ago.
This home is also in Rancho Sahuarita’s higher end neighborhood of Presidio Del Cielo towards the front entrance of Rancho Sahuarita is a 3443 square foot home built by KB Home in 2007. This house features 4 bedrooms, 2.5 baths, den, loft, fireplace, double ovens, solid counter surface, and an over sized lot for a home of this size in Rancho Sahuarita. The homes built in Rancho Sahuarita’s Presidio Del Cielo were the largest and highest end production neighborhood ever done. It was both KB Home’s highest end home neighborhood ever developed in Tucson, as well as Rancho Sahuarita’s which the developer of Bob Sharp sold at the highest price ever due to Presidio Del Cielo’s location and views. Presidio Del Cielo homes are highly valued and demanded because of the design and variety of them. Homes start in the low to mid 100k’s and go up to the low $300’s for an over 3800sf home with a spiral staircase and large kitchen.
Right now in Rancho Sahuarita homes are selling for an average of $88.24/sf. As homes go up in size they do sell for less per square foot, when you factor this into the equation homes over 3,000/sf are averaging a sold price of $77.78/sf! Since this home at 620 W Calle La Bolita is listed at $239,900 (or at $69.68/sf) it should sell fast. It seems to be in good shape and is $8.10/sf under market. Or roughly $27,888 below market value! The right buyer could possibly knock some more off of the listed price and obtain an even better deal however for Rancho Sahuarita homes over 3,000 square feet this home and the home mentioned a couple weeks ago are the best deals in the market by a ways. (Which went under contract and just re-hit the market today)
