What Are The Best Foreclosure (Bank Owned/REO) Deals On The NW Right Now?

So what are the best home deals currently on Tucson’s NW (Northwest) side specifically foreclosure deals? Here’s a coupe I like these homes offer buyers a lot for the money and also can be bought for what I think is a cheap price. So here are some of the best “deals” as I see it on the NW side of town right now:
Right now a buyer can buy a 2 year old (built in 2006) 3315 square foot single story home in Rancho Vistoso located in Oro Valley (zip code 85755) that is absolutely loaded with almost every option including: Spectacular Spanish style home with courtyard on private corner lot. The enormous kitchen features granite slab countertops & island, Merillat cherry cabinets & GE Monogram stainless appliances. You will love the Massive Master Suite with twin walk-in closets, guest room with full attached bath, two other large bedrooms sharing a Jack and Jill bathroom and oversized family room, formal dining and den with 10 and 12 foot ceilings. This home also features 4 beds and 4 baths and sits upon a lot over a quarter acre in size! Built in 2006 it sold new for $669,330!!!! (That’s was in May of 2006 approximately 31 SHORT MONTHS AGO!) What can it be purchased for today you maybe asking yourself? Well today this same home that once sold for a whopping $669,330 TODAY it is on the market and can be purchased for $401,990! Let’s call it a “reduction” of price of $269k to buy today. To top it off this house is pretty much still in mint condition I mean a buyer could move into this home tomorrow and not feel like they “had” to make any real repairs. These deals are not going to be here forever, if you’re even thinking about getting out in the market and making a purchase deals like should make you realize when homes of this caliber are on the market at these prices then this is nearing the top of the foreclosure boom. (That’s my thinking anyway…it could be wrong but buying a home like this at $400,000 seems excellent!) With that being said here are some pictures to show you how good this home really shows.

Next on the shopping list of great foreclosure deals on the NW side of town is this home. This home is located in the prestigious Sky Ranch. Sky Ranch is a very contemporary (upscale feel) neighborhood just south of Tangerine and west of Thornydale on Tucson’s NW (Northwest) side. While not as expensive as the previous home this 4 bed 3 bath property offers its owner over 3500 square feet of living space (3511sf to be exact) can be purchased for the low price of $339,900! Ok 3511sf in this area of town a couple miles from where The Ritz Carlton is building mega mansions and other developers have mega luxury projects on the books you can buy a very nice almost new home for $339,900 this again seems incredible! Now I know what everyone is saying “Ya that maybe a good price but next week that house will be even cheaper.” And that maybe true, and then again it may not be true because in 5 years I am fairly certain that regardless if you paid $339,900 or $330,900 or even $325,000 its going to be worth much, much more as this side of town gets developed and filled in nicely with high end homes and services surrounding it. This same exact home had a price tag of $570,200 in MAY OF 2007! Again think of this hmmm 18 short months ago this home sold for $570k+ today it can be purchased in almost new condition (although only inspections can truly verify this) for a “listed” price of $339,900 (and like the other home this listed price I’m sure is workable…) It just seems to me like honestly ridiculous to say the least. So with all the hype here are some pictures of this home to show you how far $340k can get you in an up and coming-soon to be (if not already) premier area of town.

Do you want one more? Ok let’s preview one more property on Tucson’s Northwest (NW) side that is a foreclosure home and listed for sale awaiting a buyer. Now this home isn’t as flashy as the other two and the price reflects that, but for the money it is just as good of a deal no doubt about it in my mind. This home is a 2832 square foot with a POOL and a 3 car garage home located in Rancho Vistoso that was built in 2000. Now most people that were told about a 2800+sf plus a POOL, and 3 car garage home in the 85755 zip code would assume the price would be around $400,000-$450,000 most days of the week this would be true. But in today’s foreclosure market (market in general really) that’s just not the case this home is available today for $296,900. Let me repeat this 2800sf+ plus a POOL (a sweet pool) with a full length walk out deck and a 3 car garage for $296,900 asking price? Yes this is the real deal. Now unlike the other newer homes this home could (to be honest) probably use some paint and some other updates but again you could still move right into this home and not change anything and you would be perfectly ok.
