Michael offers different listing packages depending upon your home's individual marketing needs. Listing prices are essentially the commissions charged in relation to procuring a ready and willing buyer to purchase your property. These items include (but are not limited to):
- Ensuring all proper paperwork and contracts are completed correctly.
- Marketing of the property
- Negotiations of all offers and counteroffers plus negotiations of many other items including repairs, close of escrow date, and potentially even personal property.
- Scheduling of inspections.
- Ensure that other parties involved in your home sale meet deadlines and complete their individual tasks so that your sale can proceed through closing.
Many real estate deals fall through after the seller has received an accepted offer due to inspection reports, repair negotiations that fall apart, buyers whose loan approvals don't go through, deadlines that get pushed which breach the contract, and many other items that can derail a real estate transaction. Although Michael cannot foresee all situations, he is very familiar with most of the pitfalls that occur between buyers and sellers. This helps you, as the seller, to protect your interests and fix a problem before it can become a deal breaker. This is an often overlooked part of hiring a real estate agent, and one that you, as a seller should, seriously consider. Michael currently offers three listing package options called the Signature Package, the Platinum Package, and the Gold Package. In each of these listing packages, different functions are completed depending upon current market conditions and home sale price. Sellers have to remember that as you go up on price point, the availability of buyers goes down drastically. (As your home price increases it becomes much harder to market able buyers, thus increasing the marketing that must be done to attract buyers to sell higher priced properties.) This must be considered when deciding upon a package. The marketing that is provided for your home typically has a direct bearing upon how many prospective buyers will inquire about it, often resulting in a higher priced offer faster. |
