The northwest (NW) side of Tucson, Arizona (AZ) real estate is continuing to experience astonishing growth. Pima County in general, especially the northwest (NW) Tucson area, including Marana, Oro Valley, and Catalina are growing at a breakneck speed with thousands of homes, shops, and other businesses being built every year. The town of Marana Arizona (AZ) has led the growth with a brand new soon-to-be Town Center, a new public library, and new hospitals planned to be constructed over the next few years. Many large developers have not only taken notice; many of them are leading the charge of building the northwest side up — specifically Marana Arizona (AZ).
Tangerine Road Future Development
A large development is set to come at the I-10 and Tangerine Rd interchange. Westcor is developing the 295 acre property. This large commercial project is tentatively planned to include a regional mall, an automall, a theater, and a hotel. In addition to the developments in Marana Arizona (AZ), they also will be having a new grocery complex (Fry's) starting construction in Gladden Farms later this year. A new elementary school will be positioned nearby. Marana's vision to become a leading community in both planning and architecture is starting to become a reality.
Just off of Tangerine Road and east of I-10 is the posh Dove Mountain community which is positioned at the foothills of Dove Mountain (part of the Tortolina Mountains). Dove Mountain is also the location for the PGA Accenture World Match Play Championship. The Dove Mountain community is home to several smaller subdivisions/communities: Heritage Highlands, for those 55+ in age, and even more notable, The Gallery, which is home to some of the most expensive real estate in Southern Arizona.
Twin Peaks
Approximately 10 miles to the south of I-10 and Tangerine Road, Marana is planning to at last start the creation on the Twin Peaks interchange (this has been a topic of discussion in Marana for over 10 years). The interchange should be completed in 2009. This interchange will be anchored by a proposed $100 million 1.3 million square foot retail "power center" named Marana Spectrum. This place is over 170 acres just east of I-10. The plans call for approximately 100 stores anchored by at least 3 stores of 100,000 square feet or more. This development will be a huge step in the right direction for Marana Arizona (AZ).
Trico-Marana Road
North of Trico and Marana Road in Marana Arizona (AZ), there are plans for a new I-10 interchange (a few miles north of the Marana Road interchange which is slated to be built soon). This interchange is being built by the developers of the Villages of Tortolita to facilitate access to their upcoming development "The Villages of Tortolita." It will be home to 6500 homes and will also enclose shops, parks, apartments, and additional office space.
These are just some of the planned developments scheduled to be built in Marana Arizona (AZ). These developments when built out will change the shape of Marana forever. By doing all of this, Marana Arizona (AZ) is laying a footprint for a solid commercial, residential, and luxury real estate marketplace. The big name developers are beginning to take notice and are eager and willing to take part in the explosive growth that will over take Marana in the near future. While it will take years once the major I-10 renovations are finished, Prince Road to 29th Street in Marana will become a major center of attraction for both businesses and residents alike.
