Tucson's vast west side encompasses a large area bounded by Ina Rd (north), Oracle Rd (east), Ajo (south) and Saguaro National and Tucson Mountain parks (west). The west side of Tucson offers amazing scenery. Lots of pristine land, mountains and gorgeous properties dot the landscape. The west side has been relatively undeveloped until fairly recently, and what has been developed has been just individual custom homes, built one at a time. There are a few large subdivisions on the west side of town. Most notable is Sweetwater Reserve, a gated community. Other large developments include Enchanted Hills Resub 1-2, Ironwood, Saddlewood Heights, Saddlewood Villas, Saddlewood Ranch, Menlo Park, Tucson Park West 2, Regalo Del Sol Estates, Regalo Del Sol Estates, Vista Del Pueblo, Campana De Plata II, Rillito At La Cholla, Vista Del Lago, Starr Pass Heights, Starr Pass Shadows, Sonoran Blossom, Ironwood Hills, Desert Montage, Colina De Oro, New Day West, Miraflores Foothills Est, Del Cerro Est, Quail Haven at Starr Pass, Starr Pass Golf Casitas, and many others. These communities dot the west side and offer amazing properties and prices.
At the upper end, Tucson's west side offers some truly high-end properties, some with a small parcel of land. On the west side, residents can have unbeatable views of both the city and mountains with little traffic and noise. Many people are deciding to purchase trophy properties on the west side as opposed to other areas of town due to its affordability. If you take a drive through Tucson's west side, you will be amazed at how many new homes and communities are being built that cater to the upper end homeowner. Starr Pass, in many people's minds, is the ultimate in Tucson's high end home communities. However, there are many other communities that are recently additions or that people do not know about yet. These communities include Agua Dulce, Sunset View Estates, Silverbell Hills Est, Deer Ridge, Montage Vista, Panorama Est B, Tucson Mountain Reserve, Ruston Trails, Colonial Trails, Rancho Panorama Est, Ranchos Del Oeste, Twin Hills Est, Fox Hideaway, Belmont Reserve, Saguaro Cliffs, Eagles View, Tohono Ridge, and Coyote Pass Amended.
The west side of Tucson is experiencing a building boom due to the availability of large parcels of land that have elevated positions and gorgeous views. Combine that with a location that makes it easy to get to downtown or I-10, and the west side makes a convincing argument for a move to this part of town. The drawback that buyers have always said kept them from the west side was that there was little to no commercial development, and that they would have to travel long distances to get services such as groceries and gas. This, however, is changing. Many commercial developments have been completed in the past 3-5 years. Many people are not even aware of the changes happening on the west side since few people go to that side of town unless they live there (which is why residents love it). The traffic is minimal for having such close proximity to main Tucson traffic and commerce arteries. Look for the west side of Tucson to be a prime place for development as people want to live closer to where they work and play.
